DON'T JUST WALK AWAY
Many of you are upside down in your mortgage, but
walking away shouldn't be your first option. In many instances, your
lender may forgive the difference between your short sale price and the
amount of your loan. This will still show up on your credit report but
at least the amount of the 1st mortgage won't be hanging over your head.
Now those of you with a 2nd mortgage or credit line will have to
negotiate that separately and in some instances it will kill any
possibility of a short sale. The best thing for you to do is contact an
experienced, knowledgeable real estate agent and look at all your
options

I really enjoy helping first time home buyers. Some of you
may be able to take advantage of a Rural Development Housing Loan, also
referred to as a Farm Home Loan. This helps out those who are unable to
secure a loan elsewhere, but you must be willing to be placed on a waiting
list, sometimes up to two years. But for some, well worth the wait.

the most important part of the whole home
buying or selling process is you. Your agent should be providing the best
in service to you, although due to certain requirements or needs on your
part, keeping you 100% satisfied is not always possible . Most agents have
many other clients or customers that also made demands on their time, so
patience is important. You should always be in contact with your agent and
expect a call back on any messages you've left within an hour if possible,
but never more than 4 hours unless there was an emergency issue. Meetings
should take place at your convenience and if living in the area the agent
should call on you at your home. Some agents demand that you meet in their
office, but this is unnecessary due to today's technology. They should be
able to prepare any document, anywhere, anytime. |
